12-Month Builder's Warranty Inspections

Your home is one of your biggest assets and needs to be protected over time.

Under the Queensland home warranty scheme, the builder is responsible for a defects liability period of usually 12 months from completion of the build. As the owner, you can request in writing, that the builder inspect any defects that have occurred in that 12-months. The defects liability period is commonly 12 months from the date of practical completion, however we recommend you check your contract.

iBuild Consultants can organise a 12-month builder's warranty inspection prior to the expiry date on your property which will be completed by a licensed and qualified builder on your behalf. The advantage of having this inspection is that you have an independent builder reporting on your property, identifying any defects that may be the responsibility of the home builder. We use specifically designed software to generate your report, incorporating images and descriptions that you can then present to your builder.

The 12-month builders warranty inspection together with your handover inspections will also provide you with an accurate record of your investment, which may be beneficial at a future point of sale.
